We’re hiring an Acquisitions Associate to be the tip of the spear on deal origination. This isn’t a back-office analyst seat. You’ll own the front end of the acquisition pipeline — sourcing off-market deals, building broker and owner relationships, running outreach campaigns, and driving opportunities from first touch to LOI. You’ll work directly with the principal and have real autonomy from day one.

Who You Are

This role is built for someone with an entrepreneurial wiring — not someone waiting for a playbook. We need a person who treats every dead end as a puzzle to solve differently, not a reason to stop. The right candidate finds creative, unconventional methods to get to the decision-maker, structure the conversation, and move the ball forward. If the front door is locked, you try the side door. If that’s locked, you find a window. Resourcefulness isn’t a nice-to-have here — it’s the job.

Deal Origination & Sourcing (60%)

  • Identify and pursue off-market industrial and multifamily acquisition targets using our proprietary parcel database, public records, and market intelligence
  • Execute direct-to-owner outreach campaigns via cold call, email, direct mail, and in-person visits
  • Build and maintain a pipeline of actionable opportunities in target markets
  • Develop and deepen broker relationships - become the first call when a deal hits the market or before it does
  • Attend industry events and trade association functions to expand the firm’s network

Underwriting Support & Deal Execution (30%)

  • Prepare initial screening memos on prospective acquisitions — location, zoning, ownership, rent comps, and deal thesis
  • Coordinate with the principal on LOI preparation and negotiation strategy
  • Manage due diligence timelines and third-party vendor coordination (title, environmental, survey, inspections)
  • Maintain and update deal pipeline in CRM with accurate status, notes, and next steps

Market Intelligence & Strategy (10%)

  • Monitor target markets for zoning changes, new listings, ownership transfers, and competitive activity
  • Leverage the Eretz Intel platform to identify high-priority parcels and enrichment signals
  • Contribute to refining the firm’s acquisition criteria and geographic focus based on field-level insights

Experience

  • 1–3 years of experience in commercial real estate, brokerage, lending, or a related field (multifamily or industrial preferred)
  • Demonstrated ability to cold call, prospect, and close — you’re not afraid of the phone or showing up unannounced
  • Self-starter mentality: you don’t wait for instructions, you figure it out and report back
  • Strong written and verbal communication — you can hold your own in a room with brokers, owners, and investors
  • Comfortable working in a lean, fast-moving environment where you wear multiple hats
  • Valid driver’s license and willingness to travel within the Midwest for site visits and market tours

Preferred

  • Experience sourcing off-market deals or direct-to-owner outreach
  • Familiarity with heavy industrial or value-add multifamily
  • Working knowledge of county assessor/GIS systems
  • Basic financial modeling skills (back-of-envelope underwriting, cap rate analysis, rent comps)
  • Existing broker network in Chicago and adjacent markets
