Department Overview

Our Servicing experts service all Fannie Mae, Freddie Mac, and FHA Finance loans originated by Walker & Dunlop as well as certain life insurance company, bank, and CMBS loans.  Our Servicing experts are the borrower’s primary point of contact and ensure that the requirements of the investors are met from loan closing through payoff.  The Department consists of six main functional areas: Loan Administration, Asset Management, Insurance Compliance, Investor Reporting, Treasury, and Compliance. W&D’s Servicing portfolio is the 8th largest in the U.S., and W&D is one of Fitch’s highest-rated Servicers, with a rating of CPS1-.

The Impact You Will Have

This entry-level role offers a strong foundation within GSE Asset Management. This role will help monitor and resolve underperforming loans, protecting portfolio performance and minimizing risk.

You will analyze financial and operational performance, identify emerging issues, and support resolution strategies. The role requires critical thinking, adaptability, and collaboration across internal teams, borrowers, and external partners. Your work contributes not only to financial outcomes but also to maintaining quality and affordability standards in multifamily housing.

Primary Responsibilities

Financial Analysis

  • Lead quarterly and annual collection and financial analysis for assigned portfolio loans, delivering clear insights into asset performance, credit trends, and emerging risks.
  • Conduct comprehensive financial reviews of loans under Troubled Asset scrutiny, including data collection, statement analysis, performance evaluation, and actionable recommendations to mitigate risk.
  • Support Watch List reporting through analysis of occupancy trends, concessions, and key performance metrics.
  • Proactively monitor portfolio performance for early indicators of distress, escalating material risks and recommending strategic responses to senior team members.

Inspections

  • Coordinate and support the preparation and execution of property inspections, ensuring all materials are complete and organized.
  • Maintain accurate inspection files and ensure timely documentation for internal and Agency reporting.
  • Participate in on-site inspections of multifamily properties nationwide, assessing physical condition, operations, and compliance.
  • Analyze inspection results to identify deficiencies, deferred maintenance, and performance concerns, and provide recommendations to senior management.

Valuations

  • Support property valuations through review of third-party reports, origination materials, and current market data to develop well-supported conclusions.
  • Conduct market research and economic analysis to inform underwriting assumptions and financial models.
  • Identify and evaluate relevant comparable properties through detailed market analysis.
  • Prepare clear and concise credit memoranda, watchlist reports, and asset updates for internal and Agency stakeholders.

Portfolio Management

  • Assist in identifying delinquent payments and support borrower outreach to drive timely resolution.
  • Maintain and enhance Asset Management records, including contact databases, inspection files, and reporting documentation.
  • Support portfolio-level risk monitoring by tracking performance trends and ensuring data integrity.
  • Assist in preparing recurring and ad hoc reports to provide visibility into asset performance and emerging risks.
  • Analyze portfolio data to improve reporting and highlight meaningful trends and insights.
  • Develop and maintain reports and dashboards in Rockport to track property and loan performance.

General Requirements

  • Act as a liaison among borrowers, lenders, legal counsel, special servicers, and senior credit officers to support resolution strategies and minimize loss exposure and reputational risk.
  • Perform other duties as assigned.
  • Attendance is generally required from 8:30 am – 5:30 pm local time, Tuesday through Thursday, with the option to work remotely on Mondays and Fridays.

Education And Experience

  • Bachelor's degree in economics, business, finance, or a related field or equivalent experience strongly preferred
  • Previous experience in the real estate industry is preferred
  • MBA Inspection training a plus
  • GSE experience a plus, ideally Multifamily

Knowledge, Skills And Abilities

  • Computer skills including MS Outlook, MS Excel, and experience with database software. Power BI and servicing software experience is a plus.
