Salary Range: $85,000 – $115,000+ annually or more, depending on experience, certifications, and technical expertise.

Position Summary
TEC Building Systems is seeking an experienced Senior Controls Technician / Supervisor to lead field execution of Building Automation System (BAS) projects while providing technical leadership and mentorship to field technicians.
This role serves as the primary technical authority on-site, responsible for ensuring that building automation systems are installed, programmed, commissioned, and delivered according to contract specifications, safety standards, and TEC’s quality expectations.
The ideal candidate will bring deep experience with BACnet-based systems, hydronic HVAC systems, and enterprise BAS platforms including Honeywell and Tridium Niagara, along with strong troubleshooting and supervisory capabilities.
Key Responsibilities
Technical Execution
- Lead installation, startup, commissioning, and troubleshooting of Building Automation Systems (BAS) and controls infrastructure
- Program, modify, and validate control logic for HVAC and mechanical systems
- Perform advanced diagnostics on BACnet IP and BACnet MSTP networks
- Integrate third-party equipment including VFDs, boilers, chillers, cooling towers, and packaged equipment
- Configure, test, and maintain Niagara-based supervisors and Honeywell EBI front-end systems
- Verify system performance against project sequences of operation
- Support commissioning activities and system optimization
Water & Mechanical Systems Expertise
Provide technical leadership in the control and commissioning of complex HVAC water systems including:
- Lead commissioning and performance validation of:
- Primary and secondary pumping systems
- Cooling towers and heat exchangers
- Differential pressure and temperature-based control strategies
- Optimize system performance to support energy efficiency, operational reliability, and occupant comfort.
Supervisory & Leadership Responsibilities
- Supervise, mentor, and train controls technicians and apprentices
- Assign daily work activities and track progress against project schedules
- Serve as the primary on-site escalation point for technical issues
- Coordinate closely with project managers, mechanical contractors, electricians, and commissioning agents
- Ensure all field work meets TEC quality standards and contract requirements
- Enforce company safety policies and OSHA compliance
- Review technician work for accuracy, completeness, and workmanship
Project & Documentation Responsibilities
- Interpret construction drawings, control diagrams, points lists, and sequences of operation
- Support project planning, system startup schedules, and turnover activities
- Maintain accurate as-built documentation and redline drawings
- Assist with client training and system turnover
- Ensure proper documentation of field changes and commissioning results
Required Qualifications
- Minimum 6+ years of experience in Building Automation / Controls
- Advanced knowledge of BACnet IP, BACnet MSTP, and BAS networking
- Strong experience with Honeywell controls systems
- Strong experience with Tridium Niagara Framework
- Deep understanding of HVAC hydronic systems (hot water, chilled water, condenser water)
- Proven experience troubleshooting complex mechanical, electrical, and controls systems
- Demonstrated field leadership or supervisory experience
- Strong communication and documentation skills
Preferred Qualifications
- Formal technical training, trade certification, or engineering technology degree
- Experience supervising large-scale or multi-million dollar controls projects
- Familiarity with energy optimization and analytics platforms
- Experience collaborating with commissioning agents and TAB contractors
- OSHA 30 certification or equivalent safety training
