Position Summary

FPMS is seeking an experienced and highly organized Licensed Portfolio Community Association Manager (LCAM) to oversee a portfolio of condominium and homeowner associations throughout Miami-Dade and Broward Counties.

This position is ideal for a proactive professional who thrives in a fast-paced environment, communicates effectively with Boards and residents, and understands how to balance customer service, operations, vendor management, financial oversight, and leadership.

The Portfolio CAM serves as the face of FPMS to the communities we serve and plays a direct role in client retention, operational stability, and company growth.

Core ResponsibilitiesCommunity Operations & Leadership

  • Manage a portfolio of condominium and/or homeowner associations
  • Serve as the primary liaison between FPMS, Board Members, homeowners, vendors, and staff
  • Attend Board Meetings, Annual Meetings, Budget Meetings, and committee meetings as required
  • Prepare professional Board packages, management reports, and weekly operational updates
  • Ensure communities operate in compliance with governing documents and Florida Statutes
  • Maintain organized digital association records and documentation

Financial Oversight

  • Assist Boards with annual budget preparation and long-term planning
  • Review monthly financial statements, budget variances, accounts payable, reserves, and cash flow
  • Review and code vendor invoices through FPMS’s digital approval systems
  • Assist with reserve planning and financial stewardship of Association assets
  • Monitor delinquencies and work with accounting and collections teams as necessary

Vendor & Project Management

  • Solicit and analyze vendor proposals and RFPs
  • Coordinate and oversee maintenance projects and capital improvements
  • Monitor contractor performance and ensure timely completion of work
  • Conduct regular property inspections and provide recommendations to Boards

Resident & Board Relations

  • Build strong relationships with homeowners and Board Members
  • Respond professionally and promptly to resident concerns and operational issues
  • Assist Boards with meeting agendas, communications, and strategic planning
  • Help create a positive living experience for residents within the communities we serve

Operational Excellence

  • Utilize CINC Systems and FPMS technology platforms efficiently
  • Maintain accurate records, reports, and communication logs
  • Participate in leadership training, continuing education, and operational meetings
  • Contribute ideas that improve service quality, efficiency, and client satisfaction

QualificationsRequired

  • Active Florida CAM License (LCAM)
  • Minimum 2+ years of Community Association Management experience
  • Experience managing multiple associations in a portfolio environment
  • Strong organizational and time-management skills
  • Excellent verbal and written communication skills - bi-lingual (English/Spanish) a huge plus
  • Ability to prioritize and manage multiple projects simultaneously
  • Proficiency with Microsoft Office, Outlook, and property management software platforms
  • Reliable transportation for property visits and meetings

Preferred

  • Experience with CINC Systems
  • CMCA, AMS, or PCAM designation (or willingness to pursue)
  • Budgeting and financial analysis experience
  • Construction/project management experience
  • Bilingual English/Spanish
  • Experience in high-rise, master association, or large-scale community operations
