Pay: $10000 - $140000 / year + 10% target bonus Location: Raleigh, NC | Research Triangle Park What this job involves: The Facilities Engineering Maintenance Manager is responsible for overseeing the maintenance and operational integrity of a multi building campus located in the Research Triangle Park area for a technology services company. This role requires a strong focus on financial management, including budgeting and forecasting, as well as leadership of the maintenance team and management of vendor relationships to ensure efficient and cost-effective facility operations. What your day-to-day will look like: Operational Management & Execution Serve as the first point of escalation to the client for operational issues across the portfolio Monitor daily operations and ensure service delivery meets established KPIs and client expectations Coordinate with site teams to address operational challenges and ensure business continuity Support the Regional FM and broader account team in translating strategic initiatives into actionable operational plans Maintain comprehensive documentation for audit readiness Support data-driven decision-making through insightful analytics Financial Management: Develop, manage, and monitor the quarterly and annual maintenance budget. Prepare accurate financial forecasts related to facility maintenance and capital expenditures. Analyze financial data to identify cost-saving opportunities and optimize resource allocation. Collaborate with finance teams to ensure alignment of budgets with organizational goals. Team Leadership: Lead, mentor, and develop a high-performing maintenance engineering team. Establish clear performance objectives and conduct regular performance reviews. Lead cross-functional collaboration with IT, lab owners, security, and real estate teams to support routine maintenance and repair need Foster a culture of safety, accountability, and continuous improvement. Coordinate training and professional development initiatives. Vendor Management: Manage vendor relationships to optimize costs and service delivery. Monitor vendor performance to ensure compliance with service level agreements and quality standards. Oversee procurement processes related to maintenance supplies and services. Partner with sourcing team to select, negotiate, and manage contracts with external vendors and service providers. Facilities Maintenance Oversight: Manage and maintain facilities that support critical data center operations and technology services laboratories, ensuring continuous uptime and operational integrity. Oversee infrastructure requirements specific to data centers and labs, including power availability, cooling systems, network connectivity, and physical security measures. Ensure all facilities and equipment, including HVAC, electrical, and plumbing systems, are maintained in compliance with safety and regulatory standards. Develop and implement preventive maintenance programs specifically tailored for HVAC units, electrical infrastructure, and plumbing systems to minimize downtime and extend equipment life. Coordinate regular inspections, testing, and servicing of HVAC systems to ensure optimal performance and energy efficiency. Oversee electrical system maintenance, including power distribution, lighting, and backup power solutions, ensuring reliability and safety. Manage plumbing system upkeep, addressing issues such as leaks, water quality, and drainage to prevent facility disruptions. Collaborate with specialized technicians and vendors for complex repairs and upgrades in HVAC, electrical, and plumbing domains. Coordinate with other departments to support operational needs and facility upgrades. Manage emergency response and repair activities related to HVAC, electrical, and plumbing failures to minimize impact on operations. Required Qualifications: 5+ years' proven experience in facilities engineering or maintenance management with a strong financial acumen. Demonstrated ability to lead and develop teams effectively. Knowledge and experience working with CMMS systems ( experience in Corrigo a plus) Experience in vendor selection, negotiation, and management. Strong budgeting, forecasting, and financial analysis skills. Excellent communication, organizational, and problem-solving abilities.
