About the Role:
We are seeking a competent and proactive Facilities & Maintenance Manager to take full ownership of maintenance operations across our real estate portfolio. This role is suited for someone who is technically strong, detail-oriented, and capable of managing properties independently while maintaining high standards of upkeep, safety, and tenant readiness.
Candidates with prior experience in real estate or property management environments will be considered.
Key Responsibilities:
- Take complete responsibility for facilities and maintenance operations across assigned residential and/or commercial properties.
- Develop, implement, and continuously improve preventive maintenance programs for all building systems (MEP, HVAC, elevators, etc.) to ensure reliability and longevity.
- Conduct structured property inspections and monthly audits, ensuring compliance with safety standards, regulatory requirements, and company expectations.
- Proactively identify recurring issues and implement long-term corrective and preventive solutions.
- Manage and monitor all maintenance requests, ensuring timely resolution with focus on quality and cost efficiency.
- Lead vendor and contractor management, including sourcing, evaluation, negotiation, and performance monitoring.
- Review quotations, control maintenance costs, and ensure value-driven procurement of services and materials.
- Maintain accurate documentation and reporting through CAFM or similar systems, including service logs, asset tracking, and maintenance history.
- Prepare clear and structured reports covering maintenance status, inspections, costs, and operational performance.
- Ensure all vacant units are maintained to a high standard, ready for viewings, and support the sales/leasing team in presenting units effectively.
- Respond efficiently to emergency situations and ensure minimal disruption to operations.
- Contribute to budgeting, planning, and continuous improvement of facilities management processes.
Requirements:
- Minimum 5 years of relevant experience in facilities and maintenance management within a real estate or property management company (mandatory).
- Strong technical knowledge of MEP systems, building maintenance, and preventive maintenance practices.
- Proven experience managing multiple contractors and service providers.
- Hands-on experience with CAFM systems and maintenance reporting.
- Valid UAE driving license and own car (mandatory).
- Strong organizational, problem-solving, and communication skills.
- Ability to work independently with a high level of accountability.
- Immediate availability is strongly preferred.
