The development arm of Gardner Capital has seen significant growth over the last several years and is looking to expand its team with the following position:
Junior Portfolio Manager
Under the supervision of the Director of Portfolio Management, this position will aid in the monitoring of an expanding portfolio of Gardner Capital development projects financed with both federal and state Low-Income Housing Tax Credits (‘LIHTC’).
The role of Portfolio Manager will serve as the main representative of Gardner Capital during the operations of its tax credit developments. The duties of this Portfolio Management position will be as follows:
Job Duties:
- Support Senior Portfolio Manager and Director, in transactional work as it relates to financial reporting from properties.
- Financial Analysis – evaluate and analyze property-level financial performance on a regular basis and identify areas of improvement for optimization of operations, cash flow, and property value
- LIHTC Compliance – ensure site and file compliance as required by IRS Section 42 guidelines
- Reporting – provide quarterly investor reports detailing financial metrics, physical condition, and action plans for watch list properties
- Prepare annual property budgets in coordination with property managers while maintaining focus on driving property performance
- Coordinate collection and review of tax returns and audits
- Responsible for providing updates to projected first year credit delivery estimates on each project.
- Coordinates activities with other departments especially Internal Finance and Accounting to ensure that they have the information necessary for their review and that any issues are resolved
- Participates in monthly calls with developers, property managers, and other partners
- Serve as the Gardner contact for the federal syndicator as well as the developer as it relates to monitoring construction, lease up, stabilization and processing capital contributions
- Responsible for keeping track of upcoming capital contribution requests and forecasting out capital needs from quarter to quarter of Gardner Capital development projects
- Provide monthly reports to the Managing Director as to the status of all investments regarding construction status and lease up
- Assist in the financial monitoring of a stabilized state tax credit investment portfolio.
Qualifications
- Minimum Bachelor’s degree; Master’s degree preferred
- At least 2 years experience in LIHTC industry, specifically asset management
- Motivated and detail-oriented
- Proficient computer skills, especially Microsoft Office applications and financial spreadsheets
- Highly organized with effective analytical and problem-solving skills
- Ability to work well with others in a team environment; able to work with colleagues remotely
- Proven strong verbal and written communication skills
Conditions
- Occasional travel, decided on a deal-by deal basis; and some occasional remote company functions
- Pay and benefits commensurate with experience
