Compensation: $95,000–$110,000 annual base salary, depending on experience, portfolio fit, and overall qualifications.

Modern Living SD is hiring a Portfolio Property Manager to help lead day-to-day operations across a growing San Diego portfolio currently totaling 6 buildings and 254 doors, with additional growth expected this year.This is a hands-on, high-ownership role for someone who knows how to keep a portfolio organized, responsive, and moving forward. This is not a leasing-only role and it is not a passive desk job. You’ll work directly with the COO and collaborate across leasing, maintenance, resident communication, compliance, reporting, systems, and operational improvement.We are looking for someone who is energized by momentum, communicates clearly, follows through, and takes real pride in keeping a portfolio well run.
What you’ll do
- Oversee day-to-day operations across a multi-site portfolio
- Manage leasing activity, renewals, notices, delinquency follow-up, and occupancy support
- Coordinate maintenance requests, vendors, recurring services, inspections, unit turns, and property readiness
- Keep AppFolio, ClickUp, calendars, and related documentation clean, current, and trusted
- Communicate clearly across Slack channels, channel categories, and team members to keep work transparent and aligned across the organization
- Prepare reports and operational updates for leadership on vacancies, renewals, maintenance, expenses, and upcoming priorities
- Direct the work of vendors, maintenance personnel, coordinators, and support personnel as needed
- Document processes, write clear scopes and requirements, and create training materials
- Partner with the COO and technical staff to improve tools, workflows, reporting, software, and integrations
- Help support onboarding of new units and properties as the portfolio grows
What we’re looking for
- Active California real estate license
- 8+ years of relevant property management experience
- Strong experience in multifamily or multi-property operations
- Experience with leasing, renewals, notices, delinquency, inspections, and maintenance coordination
- Experience with AppFolio or similar property management software
- Strong written and verbal communication skills
- Strong follow-through, organization, and time management
- Comfortable working across field operations, systems, and team communication
- Able to direct the work of others and keep people aligned around clear expectations
- Comfortable building process documentation, workflow maps, written requirements, and training materials
- Comfortable working cross-functionally with leadership and staff on systems, software, and integrations
Strong pluses
- Utility billing / RUBS experience
- Recurring compliance or certification workflows
- Social media marketing related to property exposure and leasing
- Experience improving internal systems, reporting, or operational workflows
- Experience working with leadership and staff on using new tools and software

Additional requirements
- Valid driver’s license, reliable transportation, and ability to travel regularly between properties throughout the San Diego area
- Authorized to work in the United States at the time of hire
- Ability to conduct property walks, inspections, and site visits, including climbing stairs, with or without reasonable accommodation
- Ability to respond to occasional urgent after-hours property matters, as needed
