Our client is a prestigious real estate investment firm seeking a Principal Real Estate Investment Analyst for their **Chicago, Illinois, US** office. This is a critical role responsible for conducting in-depth financial analysis, market research, and due diligence for potential real estate acquisitions and developments across various asset classes, including multifamily, office, retail, and industrial properties. The successful candidate will play a key role in identifying investment opportunities, evaluating risk profiles, and developing financial models to support investment decisions. Responsibilities include preparing detailed investment memorandums, presenting findings to senior management and investment committees, and monitoring the performance of existing portfolio assets. You will be expected to build and maintain sophisticated financial models using Excel and other relevant software to project cash flows, calculate IRR, NPV, and other key investment metrics. Market analysis will involve staying current with economic trends, demographic shifts, and local market conditions that could impact real estate values and returns. The Principal Analyst will also work closely with brokers, property managers, lenders, and legal counsel during the acquisition and disposition process. Strong negotiation skills and the ability to manage complex deal structures are highly desirable. Responsibilities: Perform comprehensive financial analysis and modeling for potential real estate investments. Conduct market research and due diligence on properties and markets. Prepare detailed investment memorandums and presentations for investment committees. Monitor the performance of existing portfolio assets and provide recommendations. Develop and maintain relationships with brokers, lenders, and other industry professionals. Analyze market trends, economic data, and demographic information to identify opportunities and risks. Assist in structuring deals, negotiating terms, and coordinating closing processes. Evaluate property-level financial performance and identify opportunities for value enhancement. Develop and manage pro forma financial statements and sensitivities. Stay updated on real estate capital markets and financing trends. Qualifications: Bachelor's degree in Finance, Economics, Real Estate, or a related quantitative field. An MBA or Master's degree in Real Estate is a plus. 5-7 years of experience in real estate investment, finance, or a related analytical role. Expert proficiency in Excel, including complex financial modeling, valuation techniques (DCF, IRR, NPV), and sensitivity analysis. Strong understanding of real estate capital markets, property types, and transaction processes. Excellent analytical, quantitative, and problem-solving skills. Proficiency with real estate data providers (e.g., CoStar, REIS) is preferred. Exceptional written and verbal communication and presentation skills. Ability to work effectively both independently and as part of a team in a fast-paced environment. High attention to detail and accuracy.
