Role Description
We are seeking a full-time Property Manager to join our team in Los Angeles, CA. The Property Manager will oversee the day-to-day operations of our real estate portfolio, ensuring properties are well-maintained, tenants' needs are addressed, and financial processes run smoothly. Responsibilities include coordinating repairs and maintenance, managing tenant relationships, enforcing lease agreements, collecting rent, developing budgets, and collaborating with vendors, contractors, and team members to optimize property value and profitability.
Primary Responsibilities Primary POC (Point of Contact) to oversee day-to-day operations and upkeep of the properties, to include answering tenant calls, scheduling and interacting with vendors, coordination of maintenance and repairs, vendor contract negotiations, tenant notifications, collections, financial reporting and problem solving. Create and manage annual budgets. Complete monthly financial variance reporting. Complete and process annual tenant CAM reconciliations. Manage and pursue Accounts Receivable. Oversee evictions and related legal matters. Work on property tax appeals, which may include attending appeal hearings off site. Travel to properties and businesses owned by the company, or for work related thereto. Conduct walk-throughs with tenants at move-in or move-out. Maintain strong tenant relations and be responsive and effective with tenant requests. Administer tenant leases to include maintaining an audit-proof digital file for every tenant. This includes, but is not limited to, making sure rent increases are timely and accurate, appropriate fees are charged according to the lease (e.g. – late fees, monument signage fees, and other penalties), necessary insurance certificates are updated annually and on file, we have complete lease files to include any and all amendments, assignments, notifications, requests, and any other related info. Help create systems to improve company organization. Be responsive to bank requests. Assist in due diligence for loan applications or acquisitions. Negotiate and draft new leases, renewals, amendments, and related. Strong knowledge of finance, building management, systems, and operations (YARDI and excel software experience required). Be available after-hours with access to email and texts. Any other duties that are commonly affiliated with commercial property management. Skills Solution–oriented, team attitude. Legally authorized to work in the United States. Willingness to do some travel for work. Strong computer and general technology skills. Knowledge and understanding of accounts receivable, financial reporting, budgets, and general accounting. Comfort with the flexibility and variety that sometimes accompanies an entrepreneurial environment. Salary
