SRM is seeking a Regional Portfolio Manager to oversee the operational, financial, and compliance performance of a portfolio of affordable communities. This role is responsible for the overall health of the assets, including occupancy, leasing activity, maintenance operations, financial performance, and team leadership. The Regional Portfolio Manager works closely with Property Managers and site teams to drive results, ensure compliance with affordable housing regulations, including LIHTC, and maintain strong operational performance across the portfolio.

Job Duties & Responsibilities

  • Oversee the performance and operations of an assigned portfolio of affordable housing communities.
  • Monitor key operational metrics including occupancy, leasing activity, delinquency, expenses, and overall asset performance.
  • Review and approve monthly financial reporting, including variance reports, accruals, executive summaries, and replacement reserves, ensuring financial accuracy and accountability.
  • Provide leadership, coaching, and mentorship to Property Managers and site teams to drive results and maintain strong operational standards.
  • Conduct regular property visits to assess operations, team performance, and property conditions, with more frequent visits during lease-ups or operational challenges.
  • Support site teams by assisting with leasing efforts, training, and operational problem-solving when needed.
  • Ensure compliance with affordable housing program requirements, including LIHTC regulations and property-specific covenants.
  • Partner with internal teams including accounting, compliance, and leadership to support portfolio performance and company initiatives.
  • Lead by example through strong communication, accountability, and a hands-on approach to leadership.
  • Identify opportunities to strengthen operational performance, develop team members, and build internal bench strength to support portfolio growth.

Required Skills & Experience

  • 7+ years of progressive experience in multifamily property management
  • 2+ years of experience in a Regional Manager or Regional Portfolio Manager role overseeing multifamily communities
  • 3+ years of experience working with Low-Income Housing Tax Credit (LIHTC) programs and compliance requirements
  • Strong financial acumen, including experience reviewing budget performance, variance reports, accruals, and reserve accounts
  • Experience overseeing lease-up activity and occupancy stabilization strategies
  • Demonstrated ability to lead, develop, and hold teams accountable for performance
  • Strong organizational, communication, and problem-solving skills

Travel: This position must be based in the Greater Seattle area. The role is eligible for remote work when not visiting properties; however, the Regional Portfolio Manager must be available to work from the Kirkland office and travel throughout the assigned portfolio as needed. Visits to each property may range from weekly to monthly, depending on business needs.

Physical Requirements: This role is primarily office-based and requires frequent sitting and standing. When visiting properties, the position may require walking, bending, navigating stairs, and occasionally lifting up to 25 pounds.

The base salary for this position in the Greater Seattle area is $120,000 - $140,000.
