The Retail Analyst supports the performance of Carmel Partners’ retail portfolio through financial analysis, leasing support, and execution of asset-level initiatives. This role partners closely with Asset Management, Leasing, Property Management, and Development to monitor performance and support value creation

What you’ll do

  • Support day-to-day oversight of assigned retail assets
  • Participate in leasing execution, including underwriting, tenant analysis, and support of negotiations and ongoing asset management
  • Assist in the annual budgeting process for assigned properties
  • Track leasing and asset activity and prepare reporting for senior management
  • Coordinate with brokers and consultants to support LOIs and lease negotiations
  • Analyze submarket fundamentals, market comps, retailer trends, and portfolio performance
  • Support preparation of asset evaluations, cash flow analysis, and budgets, including variance analysis vs. plan and historical performance
  • Partner with Development and Construction teams to track and verify landlord and tenant deliverables
  • Work with third-party property managers to monitor operational performance
  • Help maintain relationships with consultants across assets (e.g., brokers, project managers, architects, engineers)
  • Review retail tenant build-out specifications and related documentation
  • Assist with retail underwriting, including preparation and updates for projects
  • Review and comment on tenant coordination drawings with the Asset Management team
  • Support oversight of landlord work and tenant deliveries
  • Assist in managing tenant improvements, including tracking schedules and progress
  • Contribute to Asset Management and company-wide initiatives to improve tools, reporting, and processes
  • Travel to regional offices and assets, as needed

What you’ll bring

  • Bachelor’s degree in real estate, Finance, or related field
  • 2+ years of relevant experience in real estate, property management, or a related field
  • Strong analytical and financial skills with proficiency in Excel and PowerPoint
  • Working knowledge of real estate fundamentals, including leasing and property operations
  • Familiar with Yardi or similar real estate systems
  • Ability to synthesize data and support decision-making with clear analysis
  • Strong communication, organization, and time management skills
  • Detail-oriented, proactive and team-oriented with a high level of accountability

Compensation and Benefits

Compensation and benefits play a key role in your choice of employer, and our goal is to invest in you and your experience here. You’ll find competitive compensation and a comprehensive benefits package at Carmel.

Base compensation range $105K to $110K. Total compensation for this role also includes a bonus incentive in addition to the base salary. The Company reserves the right to ultimately pay more or less than the posted range and to offer additional benefits and other compensation, depending on circumstances unrelated to an applicant’s sex or other protected status under local, state, or federal law.
