Job Description

Our client, a prominent real estate investment firm, is seeking a highly analytical and experienced Senior Real Estate Investment Analyst to join their team in Seattle, Washington, US . This role is critical in identifying, evaluating, and executing real estate investment opportunities across various property types. You will be responsible for conducting in-depth market research, financial modeling, due diligence, and portfolio analysis. The ideal candidate possesses strong financial acumen, a deep understanding of real estate markets, and excellent communication skills.

Key Responsibilities: Perform detailed financial analysis, including cash flow projections, valuation models (DCF, comparable sales, replacement cost), and sensitivity analysis for potential real estate acquisitions. Conduct comprehensive market research and analysis to identify emerging trends, investment opportunities, and competitive landscapes. Evaluate investment opportunities across various asset classes, including multifamily, office, retail, and industrial properties. Perform thorough due diligence on potential acquisitions, including property inspections, lease abstracting, financial statement analysis, and environmental/zoning reviews. Develop investment memorandums and presentations for internal approval and investor relations. Monitor and analyze the performance of the existing investment portfolio, providing recommendations for asset management strategies. Assist in the negotiation of purchase agreements and financing terms. Build and maintain relationships with brokers, developers, lenders, and other industry professionals. Stay informed about economic conditions, real estate market dynamics, and regulatory changes affecting the industry. Assist in the preparation of annual budgets and forecasts for managed properties. Analyze comparable sales data and market rents to support valuation and leasing strategies. Collaborate with legal counsel on transaction documentation and closing processes. Mentor and guide junior analysts within the team. Ensure accuracy and integrity of all financial models and investment-related data. Prepare reports for senior management and investment committee meetings. Qualifications: Bachelor's degree in Finance, Economics, Real Estate, or a related field. Master's degree (MBA or MSRE) is preferred. Minimum of 5 years of experience in real estate investment analysis, acquisitions, or asset management. Strong proficiency in financial modeling using Excel, including DCF, LBO, and sensitivity analysis. Excellent understanding of real estate valuation methodologies and investment metrics (IRR, ROI, Cap Rate). In-depth knowledge of real estate markets, property types, and transaction processes. Experience with Argus Enterprise or similar real estate valuation software is highly desirable. Strong analytical, quantitative, and problem-solving skills. Excellent written and verbal communication skills, with the ability to present complex information clearly and concisely. Detail-oriented with a high degree of accuracy. Ability to work independently and collaboratively in a fast-paced environment. Proficiency in market research tools and databases. Experience with commercial real estate financing structures. Demonstrated ability to manage multiple projects and meet deadlines.
