Realty Income is hiring a Senior Business Analyst to join our Portfolio Analytics team. Reporting to the Director, Portfolio Analytics, the Senior Business Analyst will play a critical role in supporting data-driven decision making across the organization by translating complex portfolio and transaction data into clear, actionable insights.
In this position, you will be responsible for maintaining operational workflows, ensuring on-going data management to enhance visibility into the portfolio, conducting financial analyses, and producing recurring reports/dashboards to support the management of our commercial real estate investment portfolio.
This role is well‑suited for an individual with strong technical expertise who can manage and analyze large, multi‑source datasets, apply critical thinking to validate data and derive meaningful business insights, as well as partner with cross‑functional stakeholders to ensure the accuracy, consistency, and usability of portfolio‑level reporting.
What you will be working on:
- Manage and maintain portfolio transaction pipeline, ensuring accurate, timely, and consistent tracking of leasing, disposition, and vacancy activity to support forecasting and executive reporting.
- Own and support recurring reporting deliverables & ad hoc analysis derived from the transaction pipeline, including scenario analysis, variance explanations, and management‑level summaries.
- Serve as a central point of coordination for accurate and timely data collection, aligning inputs from multiple stakeholders and ensuring consistency across deliverables.
- Execute the cash flow projection process that reports the financial performance of transaction activity and the aggregate portfolio.
- Contribute to the development of analytical processes and reporting frameworks used by senior leadership.
- Aggregate, transform, and interpret data from disparate sources to create reporting packages, business intelligence dashboards, and summary write-ups.
- Review and maintain the accuracy, completeness, and consistency of portfolio data utilized in internal and public reporting materials.
- Support the development and deployment of business intelligence, data visualization, and financial analytics tools.
- Identify, extract, and summarize noteworthy data for use in management commentary regarding past and future expected portfolio performance.
- Stay current on data, analytics, AI tools, and process improvement practices, applying new ideas where they add value.
- Perform additional duties and ad hoc projects as needed to support the Portfolio Analytics function.
What you need to be successful:
- Bachelor’s degree, preferably in a business, analytical, or technical field.
- We expect at least three years’ prior work experience in a professional environment, ideally within the finance or real estate industries.
- Advanced Microsoft Excel proficiency including complex formula development (INDEX/MATCH, XLOOKUP, SUMIFS, IF/IFS/IFERROR), building dynamic PivotTables, and using data transformation tools such as Power Query.
- Demonstrated experience in building, maintaining, and troubleshooting large, complex data models supporting portfolio‑level analysis, forecasting, and reporting.
- Ability to understand and apply financial concepts, such as net present value, internal rate of return, and discounted cash flow analysis.
- Excellent attention to detail, with a natural curiosity towards data that drives thorough validation, pattern recognition, and a deeper understanding of portfolio-level trends.
- General proficiency with commonly used M365 applications (PowerPoint, Outlook, etc.)
- Experience with Power BI or other BI software a plus.
- Proficiency with SQL and broad understanding of relational database principles a plus.
- Experience designing and deploying data reporting, data visualization, and business intelligence solutions with direct end-user collaboration a plus.
This position is based in our San Diego (Del Mar Heights) headquarters. Monday through Thursday are in-office for collaboration, with the opportunity to work remotely on Friday.
The pay range for this role is $76,286
