ROLE OVERVIEW

Nscale is seeking a Preconstruction Manager to support future project deployments and participate in regional programmatic initiatives across North America. Reporting to the Senior Manager, Preconstruction, you will provide professional cost, schedule, risk, and constructability analysis for prospective developments, directly informing business-level decisions on regional capital expenditure.

This role offers a unique opportunity to deliver immediate feedback on cost drivers — from site characteristics and construction strategy to building design and cost savings — while co-leading project development strategy from the earliest stages of the process.

PRECONSTRUCTION EXECUTION

Lead generation of site-specific CapEx proformas, conceptual estimates, GC RFP reviews, and delivery schedules; co-lead project development strategy and revenue-ready date forecasting

Prepare independent take-offs, cost estimates, and cash flow/commitment ledgers from conceptual ideas through Construction Document sets; validate contractor pricing and support authorization of internal budgets

Lead Prime Contractor Budget Reviews, directing cost and schedule analysis for active and prospective sites through IGMP

Generate integrated CapEx proformas, cost ledgers (cash flow, commitment, and cancellation), and support contractor and major trade engagement for all new campus developments

COST & RISK ANALYSIS

Serve as the internal subject matter expert on construction and development cost, providing analysis from conceptual phase through Construction Documents across North American markets

Review complex General Contractor and major trade proposals; evaluate cost, scope, and schedule impacts and ensure all project work scope is accurately captured in estimates

Analyze drawings, specifications, and proposals to prepare, review, and comment on time, cost, and labor estimates; coordinate with internal customers to surface cost and schedule risk on prospective projects

Maintain the internal project cost database and implement lessons learned to ensure estimating data remains accurate and competitive; drive continuous improvement to business processes

CROSS-FUNCTIONAL COLLABORATION

Collaborate with Estimating, Construction, Cost Controls, Design Engineering, Operations, Finance, Site Selection and Senior Management to support optimal revenue realization post-construction

Drive business plans and execution of geographic and vertical market expansions across North America, ensuring critical capacity requirements meet the evolving needs of wholesale and hyperscale customers

Build and maintain subcontractor, GC and partner relationships; research new products and installation techniques to develop competitive cost roadmaps aligned to business objectives.

QUALIFICATIONS

Bachelor's Degree in Construction Management, Engineering, or a relevant discipline, or equivalent combination of education and experience

7+ years of related preconstruction or construction management experience

Data center or mission-critical facility experience strongly preferred

Demonstrated ability to develop and review CapEx proformas, conceptual estimates, and cash flow models

Experience reviewing General Contractor and major trade proposals including scope, cost, and schedule analysis

Strong understanding of construction documents at all levels of design — drawings, specifications, and contracts

Proficiency in Microsoft Office tools including Excel, PowerPoint, SharePoint, and Word

Ability to manage competing priorities effectively in a fast-paced environment

Willingness to travel up to 25% based on business needs
